Valuations Express

Registered valuers

A certified valuation, not another online estimate.

Residential property valuations prepared and signed by a registered valuer, written for the ATO, your accountant, your SMSF auditor or your solicitor. Order online in a few minutes and know the fee before anything begins.

  • Reports prepared by registered valuers
  • Current and retrospective dates
  • Fee confirmed before any work starts

The difference

Why a free estimate will not do the job

Property portals generate a number from an algorithm and attach a disclaimer saying it is not a valuation. When there is tax, an audit or a revenue office involved, that number is worth nothing. Here is what actually separates the two.

Online estimate compared with a certified valuation

Can value at a date in the past
Considers the actual condition of your property
States the evidence behind the figure

How it works

Four steps, no surprises

  1. 01

    Tell us about the property

Complete the online form. It takes a few minutes and covers the address, the lot and plan, the condition and the date you need the valuation for.

  2. 02

    We confirm scope and fee

A registered valuer reviews your request, confirms the fee and sends you an invoice. Nothing proceeds until you are happy with the scope.

  3. 03

    The valuation is carried out

We research the property, the comparable sales and the market as at your nominated date, and inspect where the purpose of the valuation requires it.

  4. 04

    Your report is delivered

You receive a signed report from a registered valuer, ready to give to the ATO, your accountant, your auditor or your solicitor.

Common questions

Before you order

What makes this different to a free online property estimate?

A portal estimate is generated by an algorithm and comes with a disclaimer saying it is not a valuation. It will not be accepted by the ATO, an SMSF auditor, a revenue office or your accountant. Our reports are prepared and signed by a registered valuer and are written for exactly those purposes.

Is this a real valuation or an appraisal?

It is a valuation. An appraisal is an opinion given by a real estate agent, usually with the aim of winning a listing. A valuation is a formal assessment by a registered valuer who is independent of the sale.

What kinds of property can you value?

Through this service we value single residential dwellings. If your property is commercial, industrial, rural or a multi dwelling site, contact us and we will quote it separately.

Can you value a property as at a date in the past?

Yes. Retrospective valuations are one of the most common reasons people come to us, particularly for capital gains tax and deceased estates. You nominate the date on the form and we value the property as at that date.

Do you need to inspect the property?

It depends on the purpose. Some valuations can be completed from the information you supply plus our own research and data. Others require an inspection. The valuer will tell you which applies before any work starts.
